What Roof Restoration Involves
Roof restoration is a multi-step process that goes well beyond applying a coat of sealant. When done correctly, it is a systematic renewal of a roof's weatherproofing performance. At Sunrise Roofing Services, our restoration process in White Mountain Lake, AZ begins with a thorough condition assessment, followed by targeted structural repairs, substrate preparation, and the application of a professionally specified coating system.
The result is a roof that sheds water effectively, resists UV degradation, and in many cases qualifies for a new warranty period from the coating manufacturer. For commercial flat roofs and residential metal or single-ply systems, restoration can meaningfully delay or eliminate the need for a complete replacement.
Roof Coating Systems We Apply
Acrylic Coatings
Water-based acrylic coatings deliver excellent UV reflectance and are well-suited to climates with significant sun exposure. They apply easily over existing flat membrane systems and dry to a flexible, durable finish.
Silicone Coatings
Silicone excels where standing water is a concern. Unlike acrylic, it does not degrade with prolonged ponding. Ideal for flat commercial roofs with drainage challenges or irregular slope.
Elastomeric Coatings
Elastomeric formulations accommodate the thermal expansion and contraction of metal roofing without cracking. They seal around fasteners and seams while providing a reflective surface that reduces cooling loads.
Polyurethane Coatings
For roofs subject to heavy foot traffic or mechanical abrasion, polyurethane provides superior impact and puncture resistance. Often used as a top coat over spray foam or as a standalone restoration system.
Structural Repairs Included in Restoration
Before any coating is applied, we address the underlying issues that caused deterioration in the first place. Surface-only treatments applied over damaged substrate will fail quickly. Our restoration process in White Mountain Lake, AZ includes:
- Replacement of damaged or delaminated membrane sections
- Re-sealing and re-embedding of flashing at penetrations, walls, and edges
- Repair of open seams, splits, and blisters in the existing membrane
- Deck repair where minor rot or delamination is identified
- Cleaning and priming of the existing surface to ensure coating adhesion
- Drain cleaning and, where needed, installation of drain extensions or cricket structures to improve water flow
Why Roof Restoration Fails (and How We Prevent It)
Poorly executed restoration is a common source of callbacks and warranty disputes. The most frequent cause is inadequate substrate preparation -- coating over contaminated, damp, or structurally compromised surfaces. Other common failures include using the wrong coating type for the existing membrane, applying at incorrect dry film thickness, and ignoring flashing repairs before coating.
Sunrise Roofing Services follows manufacturer specifications precisely on every restoration project. We use calibrated wet film gauges to verify application thickness, inspect adhesion before moving forward, and perform a post-application water test on flat roofs before closing out any project in White Mountain Lake, AZ.
